All stays are subject to these terms and conditions and our Privacy policy.

1. Definitions

Guest or You: The person making the reservation as provided in the booking details.

Host, We, or Us: Triton Properties IKE, the company managing the properties.

Property or Apartment: The apartment that is the subject of the rental agreement.

2. Booking Policy

To make a booking, Guests must provide a valid credit card or pay via bank transfer. Full payment is due at the time of booking unless otherwise agreed upon in writing.

A valid government-issued identification document (passport or national ID), or Greek tax ID (ΑΦΜ) for Greek citizens, must be provided before or upon arrival, as required by Greek short-term rental regulations.

Guests must be at least 18 years of age to make a booking and must be present during the entire stay. Third-party bookings (where the person making the reservation is not staying at the property) are not permitted.

3. Cancellation Policy

• More than 30 days before check-in: Full refund

• 15-30 days before check-in: 50% refund

• Less than 15 days before check-in: Non-refundable

Reservation Transfers: Upon request and subject to availability, we may accommodate the transfer of a cancelled reservation to a future date within the following 12 months, in the same or a different property. Transferred reservations are non-refundable and may only be transferred once.

Force Majeure:

Host Cancellation: If we must cancel your booking due to circumstances beyond our control that make the property unavailable or unsafe (fire, flood, earthquake, structural damage, government order affecting the property, etc.), you will receive:

– Full refund of all amounts paid, OR

– Rebooking to an alternative property of comparable quality, OR 

– Full credit valid for 24 months

Guest Cancellation: Force Majeure applies ONLY when an unforeseeable, unavoidable event directly prevents your travel to the property. Qualifying events must meet ALL of the following criteria:

a) Geographic Relevance: The event must directly affect: Your departure location, or Athens/Attica region (property location), or your direct travel route between the two.

b) Government Action: Official government restrictions such as: Mandatory evacuation orders, Travel bans or border closures preventing entry to Greece, Lockdowns prohibiting short-term rentals in Attica, State of emergency declarations affecting travel.

c) Natural Disasters/Catastrophic Events affecting property location or your ability to travel from your departure point.

Events that DO NOT qualify as Force Majeure:

– Transportation strikes or delays NOT affecting your specific route

– Weather events NOT preventing all travel to Athens

– Flight cancellations where alternative flights are available

– Personal illness (unless you are hospitalized – see medical documentation

  requirements below)

– Fear of travel or personal preference

– Political unrest NOT resulting in official government travel restrictions

– Events in locations unrelated to your departure city or Athens/Attica

– Financial hardship or change of plans

Medical Emergencies: Hospitalization of the guest within 7 days of check-in may qualify for modified cancellation terms if documented by hospital admission records with dates.

In documented medical emergency cases, we will work with you to reschedule or provide a partial refund at our discretion, minus non-recoverable costs.

Documentation Requirements: Claims of Force Majeure must be supported by official documentation such as:

– Government travel advisories or orders (official sources)

– Airline cancellation notices (for your specific flight)

– Hospital/medical records (for medical emergencies)

– News reports from credible sources (for natural disasters)

Force Majeure Response: If Force Majeure applies under these criteria, you will receive one of the following:

– Full rebooking credit valid for 18 months, OR

– Refund of 80% (we retain 20% for administrative costs and non-recoverable expenses such as platform fees, cleaning preparation, cancelled maintenance bookings)

Important: Your travel insurance may cover 100% of costs plus additional expenses such as flights and other travel arrangements. We recommend all guests obtain comprehensive travel insurance.

Greek Law Application: This Force Majeure policy complies with Greek Civil Code principles regarding impossibility of contract performance. Force Majeure does not apply when performance remains possible but merely inconvenient or more expensive.

4. Check-in and Check-out

Standard Times: Check-in is at 3:00 PM on the day of arrival. Check-out is at 11:00 AM on the day of departure.

Early Check-in/Late Check-out: Available upon request, subject to availability and additional fees. Please contact us at least 48 hours in advance.

Late Check-out Charges: If Guest fails to vacate the property by 11:00 AM without prior authorization, Guest will be charged €50 per hour for each hour past checkout time. If late checkout interferes with a subsequent booking, Guest will be charged 150% of the nightly rate for each additional day retained, plus any documented costs incurred for relocating subsequent guests to alternative accommodations.

5. Occupancy Policy

The maximum number of people allowed in each apartment is specified on the booking page. Additional guests may be permitted upon advance request and are subject to additional fees.

Visitor Policy: Registered guests may receive visitors between 9:00 AM and 10:00 PM. Overnight visitors are not permitted unless registered as additional guests.

6. Amenities and Property Condition

We make every effort to ensure all advertised amenities are operational. If any amenities become unavailable or inoperable during your stay, please notify us immediately.

If essential amenities (air conditioning, heating, hot water, refrigeration) remain unavailable for more than 48 hours despite our repair efforts, guests may be entitled to a proportional refund or alternative accommodation at our discretion.

7. Property Rules

Guests must comply with the following rules:

Plumbing: Do not flush toilet paper or any other items in toilets. Greek plumbing systems cannot handle toilet paper; this is standard across Greece. Please use the provided waste bins.

Throwing objects from balconies or windows is strictly forbidden.

Do not move furniture, alter electrical wiring, tamper with TV/electronic device connections, or make any modifications to the apartment.

Keys: Keep apartment keys secure at all times. Lost or damaged keys will incur a replacement fee.

Child Safety: Children must be supervised at all times when on balconies or using elevators.

Parking: No parking is provided with the rental. Street parking or public parking facilities may be available nearby.

8. Cleaning and Housekeeping

The property will be professionally cleaned before your arrival and after your departure. Linens and towels are provided and included in the rental rate. Beach towels are not provided but can be supplied upon request. Additional linens are available free of charge upon request for stays exceeding 14 days.

9. Damages and Guest Responsibilities

Guests must properly use, operate, and maintain the property and its contents, including all furnishings, appliances, electronics, plumbing fixtures, and other amenities.

Guests must keep the property secured and locked at all times when not present.

Guests are responsible for any damage caused to the property or its contents during their stay beyond normal wear and tear. We reserve the right to charge guests for documented damages or excessive cleaning required. Any charges will be itemized with supporting evidence (photos, receipts, repair invoices).

Utilities: All utilities (electricity, water, heating, internet) are included for reasonable consumption appropriate to property size and occupancy. Normal consumption (aproximate values per month):

WATER: Studio 4m³ | 1BR 5m³ | 2BR 6m³

ELECTRICITY: Studio 150 kWh | 1BR 250 kWh | 2BR 300 kWh

Guest Responsibilities. The Guest must:

– Use utilities responsibly and avoid waste

– Ensure taps, showers, and appliances are fully turned off

– Report malfunctions (leaks, running toilets, broken equipment) immediately

– Close windows when using AC/heating

If consumption significantly exceeds the normal range (e.g consumption twice as high as normally expected), indicating negligence (water left running, unreported leaks, extreme waste), you will be charged for excess consumption at actual utility rate plus 50% administrative fee.

10. Security Deposit

A refundable security deposit may be required at the time of booking or check-in. The amount varies by property and will be specified in your booking confirmation.

The security deposit will be refunded within 7 days after checkout, less any deductions for damages, missing items, or excessive cleaning. If deductions are made, an itemized statement with supporting documentation (photos, receipts) will be provided.

11. Liability and Insurance

Host Liability: We maintain the property to applicable Greek safety standards and will address any reported hazards promptly. However, we are not liable for injuries or losses resulting from Guest’s own negligence, misuse of facilities, or failure to follow property rules and safety instructions.

Personal Belongings: We are not responsible for loss, theft, or damage to guests’ personal belongings or valuables.

Guest Insurance: We strongly recommend guests obtain comprehensive travel insurance covering trip cancellation, medical emergencies, and personal liability.

12. Smoking Policy

Smoking and use of illegal substances are strictly prohibited inside the apartment and in all common areas of the building. Violations will result in additional cleaning fees of €200 minimum and may result in immediate termination of the rental agreement without refund.

13. Pet Policy

Pets are not permitted. Violations may result in additional cleaning fees of €150 minimum.

Service Animals: Certified service animals are permitted with advance notice. Please inform us prior to your arrival and provide documentation of the animal’s certification under Greek law or internationally recognized standards. We reserve the right to refuse entry to animals without proper certification.

14. Noise and Conduct Policy

Guests must respect the privacy and comfort of neighbours and other building residents. Parties, events, and excessive noise are prohibited.

Greek statutory quiet hours must be observed:

• Summer (May-September): 15:00-17:30 and 23:00-07:00

• Winter (October-April): 15:30-17:30 and 22:00-07:30

Violations of noise policies may result in immediate termination of the rental agreement without refund, and you may be asked to leave the property.

15. Tax Registration and Compliance

Our properties are registered with the Greek tax authorities (AADE) for short-term rental operations in compliance with Greek law. All bookings are properly reported and taxed in accordance with Greek regulations. We thank you for providing all data requested according to this policy to enable us to comply with applicable regulations.

16. Governing Law and Dispute Resolution

These terms and conditions are governed by Greek law, including the Greek Civil Code and Consumer Protection Law 2251/1994.

Any disputes arising from this agreement shall be subject to the exclusive jurisdiction of the courts of Athens, Greece.

Prior to initiating legal proceedings, both parties agree to attempt good-faith resolution through direct communication and negotiations.

17. Consumer Rights

Guests have rights under Greek Consumer Protection Law 2251/1994 and EU Directive 2011/83/EU. For complaints or concerns, please contact us at bookings@tritonproperties.biz .Unresolved disputes may be referred to the Hellenic Consumer Ombudsman or relevant Greek consumer protection authorities.

18. Modifications to Terms

We reserve the right to modify these terms and conditions for future bookings. Any changes will be posted on our website with an updated “Last Updated” date. Existing confirmed bookings remain subject to the terms in effect at the time of booking.

19. Acceptance of Terms

By making a reservation with Triton Properties IKE, the guest acknowledges having read, understood, and agreed to these terms and conditions and our Privacy Policy.
